Hotel Buying & Selling
Selling a property or buying one? We show what it earns today and what it could earn, so sellers don’t undersell and buyers don’t overpay.
How We Help
Two Sides, Two Clear Paths
Selling or buying, the work starts on site and ends with a price that matches the property’s real potential.
For Sellers
Selling a Property
Get the price your property is worth, from buyers who can see why.
01
On-Site Visit & Review
We visit the property and review its revenue, pricing, distribution and place in the market.
02
Quick Wins Before the Sale
Pricing, channels and listings put right, so the figures buyers see are as strong as they can be.
03
Upgrades Worth Doing
Which refurbishments or changes pay off before the sale, and which to leave to the buyer.
04
The Right Asking Price
A price check against what the property can really earn, so you don’t undersell.
05
Ready for Buyers
Clear numbers and a clear story, so buyers see what they are paying for.
Best started a year or more ahead, so the better results show in the last 12 months’ figures buyers look at.
For Buyers
Buying a Property
Know what you are buying, and what it could become, before you sign.
01
On-Site Visit & Review
We visit the property and review its revenue, pricing, distribution, market and competitors.
02
The Real Potential
A realistic forecast of what the property can earn under active management, in year one and once it runs at its best.
03
Concept & Investments
Refurbishment plans, new units and their size, apartments or rooms, room categories, extras such as a pool, and the guests they bring.
04
The Right Purchase Price
What the property is worth based on its potential, so you don’t overpay.
05
A Plan From Day One
A plan for the first months after the takeover. If you want, we stay on and run the property with you.
Best before you make an offer, so the price reflects the real potential.
The sale itself runs through our licensed partner brokers, while we do the review and pricing work.

What We Look At
The Full Commercial Picture
In the markets where we already manage properties, we compare your figures with real performance data, not only with asking prices.
Revenue & Pricing
Occupancy, ADR and revenue by season and segment, and what the current pricing leaves on the table.
Distribution & Channels
Channel mix, commission levels, OTA setup and the share of direct bookings.
Market & Competitors
Demand, seasonality and how comparable properties in the area perform.
The Property on Site
Rooms, public areas and the guest experience, seen in person.
Concept & Investments
Refurbishment plans, new units and their size, apartments or rooms, room categories and extras such as a pool.
Target Groups
Which guests the property attracts today, which it could attract, and what that means for price and occupancy.

Right for You If
- You plan to sell a hotel, resort, hostel, campsite or apartment building
- You are about to buy a property and want an independent view of its potential
- You want to know which refurbishments, new units or extras would pay off
- You want a price that reflects what the property can really earn
Good to Know
- We work for one side of a deal, never both.
- Our price check is an independent view, not a certified valuation for a bank.
- After the deal, we can stay on: see Revenue & Pricing Management and Hotel Asset Management.
FAQ
Questions We Often Hear
Are you a broker?
No. We review and advise. When you sell or buy, our licensed partner brokers handle the transaction, and we do the review and pricing work.
Do you advise both sides of the same deal?
No. We work for the seller or for the buyer, never both, so you always know whose interests we represent.
Is your price check a formal valuation?
No. It is an independent view of what the property is worth, based on what it can really earn. If a bank needs a formal valuation, a certified valuer signs it, and we are happy to work alongside them.
When should a seller start?
Ideally a year or more before the sale. Buyers look at the last 12 months’ figures, so improvements need time to show in them.
What do you look at on site?
Rooms, public areas and the guest experience, and what could change: refurbishments, new units and their size, apartments or rooms, room categories and extras such as a pool.
Is it confidential?
Yes. Your figures and plans stay with our team, and we are happy to sign an NDA.
What does it cost?
We quote after a short call, based on the property and the scope. Use the quote form or book a call.
